• The availability of remote work options and low interest rates: These two factors fueled a surge in homebuying, outpacing the available supply.

• Homeowners’ reluctance to sell: Many homeowners with low-interest mortgages are hesitant to sell, fearing they won’t be able to find a new home with a similarly favorable rate in the current market.

HIGH INTEREST RATES
The Federal Reserve’s interest-rate hikes have significantly impacted the housing market. Even as Fannie Mae, the Mortgage Bankers Association, the National Association of Realtors®, and other organizations anticipate a modest decline to around six percent, monthly mortgage payments are still more expensive than they used to be. This has pushed some potential buyers out of the market, leading to a slight decrease in demand and a slowdown in price growth in certain areas.

RELUCTANT SELLERS
As noted earlier, homeowners with low interest mortgages are reluctant to sell in the current market due to fear of getting stuck with a higher rate and, thus, higher monthly payments on a new home. This dynamic creates a vicious cycle, limiting the supply of available homes and contributing to rising prices.

The current low-inventory market combined with higher interest rates creates a great deal of uncertainty for both buyers and sellers. If you’re thinking about selling your home in 2025, you’ll need to understand the market conditions to make an informed decision. Right now in most areas of the country, there is more demand for homes than there are houses available, which traditionally gives sellers an advantage. Get preapproved for a mortgage. If you won’t be making a cash offer, then get preapproved (not just prequalified) to demonstrate your financial strength. In a competitive market such as this, doing so will help shore up your position.

Identify your must-haves. Define the nonnegotiable requirements of your next home, like location, size, and essential features, and be prepared to compromise and adapt regarding the nonessentials.

Be proactive in your search. Attend open houses, network with neighbors, and let people know you’re looking for a home.

Expand your search. Work with an agent to explore off-market listings and less traditional listing platforms.

Be open to alternative options. Consider fixer-uppers, new construction, or even short-term rentals to bridge the gap between selling and buying.

Don’t be afraid to make an offer. Even if a home is listed above your budget, a well-crafted offer can be enticing to sellers in a competitive market.

• Sale contingency: By including a sale contingency in your offer, you make the purchase of your new home dependent on the sale of your current one. It can provide a valuable layer of protection if the latter encounters complications.

• Bridge loan: This is a short-term loan that helps you pay for your new home while you wait for the money from the sale of your old home to come in.

• Rent-back agreements: You may find that your buyer is willing to negotiate a rent-back agreement, whereby you pay them rent to stay in your home for a period after closing.

• Temporary housing: Depending on your situation, it may make sense to evaluate your budget and assess if you can afford temporary housing while looking for a new home.

• Back-to-back escrow: If you are selling your current home and buying your next within a short period, perhaps even on the same day, a viable option may be to arrange for back-to-back escrow. Also known as concurrent escrow and simultaneous closing, this is when the proceeds from your sale go directly toward the purchase of your new property, dramatically reducing the timeline and lowering your chances of carrying two mortgages.
